                                             Matera Ridge Development



The County is updating the Comprehensive Plan for our area.  In the update, the County
including a project currently called Matera Ridge. They have been working for at least a
year with the current Matera Ridge developer.  The project involves the following main
elements:

 * A 36-acre commercial development roughly between Thomas Creek Road and
Edmonton Drive on the south side of Mt Rose Highway. (For comparison, the Summit is
about 75 acres.)
 * The County assisting the developer to acquire 375 acres of Forest Service land
south of Mt. Rose Highway between Thomas Creek Road and Fawn Lane.
 * Construction of 1200 “doors” (homes and townhomes) on the land that the developer
presently owns and would acquire from the Forest Service. (The current zoning for this
area is Rural and Open Space, and there is already an allowance for 41 single family
detached residences.)

Little notice has been given to the community on this major addition/change to the
Forest Area Comprehensive Plan. The County held a meeting on Tuesday evening,
September 5th, at Bartley Ranch, to explain it. The meeting was well attended by people
from Fawn Lane, Callahan Ranch, and Galena.  Most people were surprised and angry
that the County was apparently proposing this project without much notice to the
residents in the area.

Despite the vocal opposition, the County is proceeding.  Two key meetings are coming
up:  

(1) The Galena CAB, at South Valleys Library on Thursday, September 13th, at 7 pm, and

(2) The initial Planning Commission meeting to consider this “update” of the Forest
Area Comprehensive Plan, at the County offices, on Tuesday, September 18th, at 6:30
pm.

The "revised Forest Area Plan" is posted on the County web site. The "Matera Ridge"
part is section F4.1.  The lead County planner, Eric Young, has asked residents for
input, on any aspect of the plan that they would like to comment upon. Dr. Young's
